A concise briefing for owners considering the sale of a distinctive Calgary home. Useful before a valuation call, and helpful to share with a spouse or family member.

1. Clarify the objective

Selling for value, selling for timing and selling for discretion are three different mandates. Rank them before making any preparation or pricing decisions — the strategy follows from the ranking.

2. Prepare before promoting

Preparation is the highest-leverage phase of the process. Focus on:

  • Design/staging consultation to align the home to itself, at its best.
  • Targeted repairs surfaced by a pre-listing inspection.
  • Professional editorial photography and floor plans.
  • Where warranted, video that reads as documentary, not promotional.

3. Set a valuation range, not a number
