Scope of Dusko's own practice
Dusko Sremac is licensed to trade real estate in Alberta only, with Real Estate Partners at Real Broker. He does not supervise, employ, or provide real estate services in any other province or territory. Introductions to advisors outside Alberta are to independent, appropriately licensed local professionals who work under their own brokerage and regulator.
Minimum verification criteria
- Current provincial or territorial licence. Every partner introduced through the PRPTY network must hold a current real estate licence in the jurisdiction where the property is located. Licence status is checked against the appropriate provincial regulator before a specific introduction is made.
- Named brokerage identity. The partner must be identified by their legal name and current brokerage of record. Team brand or website names are not a substitute for the brokerage line the client will actually sign with.
- Market relevance. The partner must be a working luxury practitioner in the specific city, neighbourhood or property class of the enquiry — not merely licensed in the wider province. If we cannot identify a genuinely relevant partner, we say so.
- Response standards. Partners are asked to respond to introductions personally, in writing, within a reasonable working window. There is no numeric SLA; there is an expectation of professional, non-boilerplate follow-up and a clear next step.
- Privacy and consent. Partners handle client information under Canadian privacy expectations and their provincial regulator's rules. Contact details are shared only with the client's consent and only for the purpose of the introduction.
- Written referral disclosure. A written referral disclosure is provided to the client before the introduction is finalised. Any referral compensation is disclosed in plain language — see the site-wide referral disclosure.
- Client choice, no guaranteed acceptance. An introduction is not an endorsement, an appointment, or an obligation. The client is free to decline, interview more than one advisor, or choose an entirely different professional. Partners are equally free to decline representation.
How introductions work
- A prospective buyer or seller shares the market, property type, timing and any privacy preferences with Dusko.
- Dusko identifies a shortlist of one to three candidate advisors who fit the specific market and property class.
- The client is told who is being suggested, why, and what the referral relationship is — before any introduction is made.
- With consent, the introduction is sent in writing; the client and the local advisor take it from there.
- Dusko remains a point of contact for the client and can help re-scope the introduction if it is not the right fit.
What is checked before a specific introduction
- Current licence status with the relevant provincial or territorial regulator.
- Brokerage of record and any recent brokerage changes.
- Genuine market presence in the neighbourhood or property class of the enquiry.
- Recent professional posture on the advisor's own site and third-party profiles.
- Any known conflicts, dual-agency exposure, or pre-existing client relationships.
This is a documented pre-introduction check, not a proprietary audit. We do not claim to have independently investigated every advisor in the wider network at all times; we do claim that each specific introduction is reviewed before it is sent.
Ongoing review and removal
Partner suitability is reviewed as circumstances change — brokerage moves, market focus shifts, client feedback, regulator action, or non-response. Advisors can be paused or removed from future introductions. Clients or peers who need to raise a concern can email Dusko directly at dusko@repyyc.com.
Compensation and disclosure
Referral compensation, when any exists, is disclosed to the client in writing before the introduction is finalised. See the referral disclosure for the standing terms and the model consent language.
What we do not claim
- That Dusko is licensed, or supervises real estate practice, outside Alberta.
- That every website in the wider PRPTY publishing network has been independently audited on a rolling basis.
- That any specific outcome, timeline, price or offer is guaranteed by the referral.
- That partner advisors are ranked "#1", "top" or "best" — those claims are not made or reproduced.
