Choosing the person
who will represent you.

Most people compare Calgary luxury agents on presentation. What actually decides the outcome is judgment under pressure, the discipline to say uncomfortable things early, and whether the person you interviewed is the person who does the work. This page is written in my own words so you can judge mine.

What I am accountable for

I am Dusko Sremac, licensed to trade real estate in Alberta and practising with Real Estate Partners at Real Broker. My accountability is narrow and deliberate: the advice you receive, the confidentiality of what you tell me, the accuracy of what I represent to the other side, and the negotiation itself.

Outside Alberta I do not represent clients. I make an introduction to a licensed local professional and say so plainly, because the alternative — quietly implying a national reach that no provincial licence confers — is the first thing you should screen an advisor for.

A short framework for the decision

You are not hiring marketing. You are hiring the judgment that will be applied when a buyer's inspector finds something, when a competing offer arrives late, or when the first three weeks bring silence. Four questions surface that quickly.

  • Can they explain their pricing reasoning without reaching for a slogan?
  • Do they tell you what they would not do, and why?
  • Who, specifically, answers the phone at 9pm during a condition period?
  • What happens to your information if you decide not to proceed?

Confidentiality, before anything is decided

Almost every conversation I have begins before a decision exists. A valuation discussion, an assessment of whether a renovation is worth completing, a question about timing between two properties. None of that becomes visible to anyone. Nothing is entered on MLS®, shown to a colleague, or referenced in marketing without your explicit direction, and a decision not to proceed leaves no trace.

How I communicate during a mandate

I would rather deliver an unwelcome view early than a comfortable one late. In practice that means a written position at the outset — property, comparable evidence, valuation range, recommended sequence — and then direct contact with me as circumstances change, in whatever form you prefer.

I do not promise a response time I cannot personally honour while sitting in someone else's negotiation. I will tell you when I am unavailable and when I will come back to you.

Negotiation is stewardship, not theatre

A negotiation is won mostly before it starts: in preparation, in the credibility of the position, and in knowing which terms genuinely matter to the other side. My role is to hold your position calmly, keep the deal's structure — deposit, conditions, financing certainty, closing timeline — in view alongside the price, and to remove emotion from the room so the decision stays yours.

This site is about representation and counsel. It is deliberately not a public-data portal. When you want the evidence layer — property records, assessment context, permit history and community research drawn from public sources — that work lives on calgaryluxuryrealestateagent.com, which I maintain for exactly that purpose.

For current Calgary luxury inventory and search, CalgaryLuxuryRealEstate.com is the right destination. Both sit within the wider PRPTY property network, which is also how introductions outside Alberta are arranged.

Questions I am asked before we begin

How do I judge a luxury agent before I have worked with them?

Ask for the reasoning behind a recommendation rather than the recommendation itself. An advisor who can explain why a price, a launch date or a negotiating position makes sense in your specific circumstances is telling you how they will think when the stakes are real.

Will I be working with you, or with a team member?

You work with me. I am a licensed Alberta REALTOR® with Real Estate Partners at Real Broker, and the counsel, the showings, the negotiation and the difficult phone calls are mine, not delegated to a coordinator.

What if my situation involves a market outside Alberta?

My licence permits direct representation in Alberta only. For any other province I introduce you to an appropriately licensed local professional through the PRPTY network and remain available as a coordinating point of contact.

Is a first conversation a commitment?

No. A first conversation is confidential and carries no obligation. Many begin a year or more before anything happens, and some conclude that the right decision is to do nothing yet.
