Sellers rarely regret the marketing. They regret the working relationship: being handed to an assistant, hearing nothing for three weeks, or discovering that the plan was never written down. This page describes what you are agreeing to when you engage me on an Alberta sale, and what I am agreeing to in return.

It begins with a written position

Before any agreement is signed, I put my view in writing: what I believe the property is, who the realistic audience is, the comparable evidence I am relying on, a valuation range with its uncertainties named, and the sequence I would recommend. You are free to take that document elsewhere.

I would rather lose a mandate at that stage than win one on a number I do not believe.

What the agreement actually settles

A listing agreement is a legal document, but the useful part is the set of expectations around it. We settle those explicitly so neither of us is improvising later.

  • Term, and what happens if either of us wants to end it early
  • Remuneration, in plain figures, including what a cooperating brokerage receives
  • What is published, where, and what stays private
  • How decisions are made when you are travelling or unreachable
  • Who attends every showing and who answers the phone

Candour on a schedule

You receive a regular, honest account of what is happening: enquiries, viewings, what buyers and their agents actually said, and what I think it means. Silence is itself information, and I will say so rather than filling the report with activity metrics. When my recommendation changes, you hear it from me directly and early.

The work I do not delegate

Photography, staging, print production and coordination involve specialists, and I engage good ones. The counsel does not move: the pricing recommendation, the showings, the conversations with cooperating agents, the offer analysis and the negotiation are mine. When I say no

I decline mandates where the price expectation and the evidence cannot be reconciled, where a seller wants claims made that I cannot support, or where I am not the right person for the property. Turning work down is the clearest signal a client has that the advice they do receive is genuine.

Alberta only, and what that means for you

I hold an Alberta licence and take listing mandates in Alberta only. If your sale is in another province, I introduce you to an appropriately licensed local professional through the PRPTY property network — the arrangement, including any referral fee, is set out in the referral disclosure.
