How the work
is actually done.

Every mandate is different, but the sequence is consistent. This is the working framework Dusko applies to Alberta luxury representation — the same framework used to mentor other professionals in his practice.

    Discovery

    A confidential conversation about the property, the household or the buyer, the timing, the constraints and the definition of a successful outcome — before any strategy is proposed.

  2. 02

    Research

    Address-first research: comparable sales, active competition, buyer-pool profile, applicable land-use rules, unique property attributes and any risks that would need to be addressed before market.

  3. 03

    Preparation

    For sellers: a written preparation plan covering repairs, staging, design consultation, editorial photography and, where warranted, video. For buyers: a written acquisition brief, financing framework and diligence plan.

  4. 04

    Market positioning

    Positioning is written before the campaign — property narrative, likely buyer profile, valuation range, launch shape and privacy expectations. It becomes the reference document for every downstream decision.

  5. 05

    Launch and distribution

    MLS, editorial launch through PRPTY owned media, private-network exposure, agent outreach — chosen and sequenced to fit the property and the seller's goals, not a template.

  6. 06

    Negotiation and diligence

    Offers evaluated on structure as well as price. Diligence periods actively managed with legal, inspection, financing and — for acreages or condos — the appropriate specialist reviews.

  7. 07

    Post-transaction coordination

    Closing coordination, service and utility transfers, and continued availability for the questions that arrive in the first months of ownership.

  • Preparation. Pre-listing inspection, selective repairs, design consultation and editorial photography sequenced over several weeks.
  • Positioning. Written positioning document with valuation range, likely buyer profile and launch options ranked against seller priorities.
  • Launch. Private pre-launch exposure through the PRPTY network and qualified local agents; MLS launch if and when the seller confirms.
  • Negotiation and diligence. Offers evaluated on structure, deposit, condition timelines and buyer certainty — not price alone.
  • Post-transaction. Coordination with legal, lender and utilities through closing and the first months after.

Scenario B · Relocating buyer

A relocating family moving to Calgary

Illustrative context. A family is moving to Calgary from another Canadian market. They value privacy, want school-friendly geography and are open to inner-city, west-side or west-of-city acreage settings — but not all three.

  • Discovery. A written acquisition brief clarifies priorities: commute, schools, lifestyle, land, privacy and future resale.
  • Research. Comparative overview of inner-city estates, west-side family communities and Springbank/Bearspaw acreages against the brief.
  • Preparation. Financing framework, diligence checklist and specialist team lined up (inspector, lawyer, condo document reviewer or acreage specialist as relevant).
  • Positioning. A shortlist of neighbourhoods rather than a shortlist of homes — the setting is chosen first.
  • Launch (of the search). Considered on-market and off-market search inside the chosen setting; disciplined viewing schedule.
  • Negotiation and diligence. Offer strategy grounded in comparables, condition timelines fitted to the property type, and specialist reviews as needed.
  • Post-transaction. Coordination with the outbound licensed local luxury agent (through the PRPTY network) on the sell side, and with Calgary service providers on the arrival side.
