A marketing plan built for a
Calgary luxury home.
Positioning, pricing evidence, editorial storytelling, photography and video planning, privacy choices, distribution, agent-to-agent exposure, feedback, negotiation and reporting — presented plainly and without unsupported reach or results claims.
Positioning before pricing
Before a price is set, the property is positioned. Is it an inner-city estate, an architect-signed hillside home, a legacy acreage, or a penthouse with rare view corridors? Positioning defines who the buyer is, what they compare against, and where they are already looking. A well-positioned home reaches its natural buyer at ask; a mis-positioned one is chased down by the market.
Pricing on evidence, not aspiration
Every price is defended with recent private and public comparables filtered by neighbourhood tier, land, architecture, finish vintage and condition. Where the sample is thin — common in the $4M+ bands — the range is presented honestly with the trade-offs of each anchor. No inflated 'test the market' pricing; luxury buyers and their agents read stale-listing signals precisely.
Editorial storytelling
Copy is written to be read, not scanned. Provenance (architect, builder, era), material selection, land, view, mechanical vintage and lifestyle context are woven into a considered narrative. The listing description, brochure, digital tour and social captions are one editorial voice, not a fragmented set of AI paragraphs.
Photography and video planning
Photography is scheduled around light and season. Twilight, day and morning exteriors are planned deliberately. Interiors are styled, not just cleaned. For estates and acreages, drone and cinematic video are commissioned with a script and a shot list, not treated as an add-on. Where privacy is a priority, a redacted / interior-only edit is prepared alongside the full asset set.
Privacy choices, made explicitly
Sellers choose the level of exposure: quiet-first outreach to a private buyer list; a limited public campaign with restricted photography; or a full public marketing programme with editorial coverage. Trade-offs are documented in writing — reach, timing, and negotiating leverage change with each choice.
Buyer-database activation (honest scope)
The first outreach is to Dusko's Alberta buyer relationships and to trusted cooperating luxury agents at other Calgary brokerages. This is a real relationship layer, not a claim of an 'exclusive private buyer network' — every serious luxury buyer is represented by an agent, and the ethical path is a warm, agent-to-agent conversation.
Paid and organic distribution
Public campaigns combine Realtor.ca / MLS® exposure, brokerage syndication, targeted paid social with geo and interest constraints, editorial features on the PRPTY property-media network where the property genuinely fits, and — where warranted — print in relevant lifestyle titles. Every channel is chosen for the specific buyer profile, not run by default.
Agent-to-agent exposure
In Calgary luxury, the buyer's representative is often the decisive audience. Private previews, one-page positioning briefs for cooperating agents, and clear commission and process disclosure make it easy for other luxury agents to bring their clients confidently.
Showing feedback, on the record
Every showing generates written feedback where the visiting agent will provide it. Feedback is summarised weekly with pattern analysis — objections to price, condition, layout, land or location — and paired with a recommended response.
Negotiation posture
Offers are handled in writing, with an evidence-backed response for every material term — price, deposit, conditions, timelines, chattels, holdbacks, and disclosure. Dusko negotiates on behalf of the seller only; where the buyer is unrepresented, procedural clarity is provided in writing to protect the seller's position.
Reporting sellers can actually read
Sellers receive a concise weekly briefing: showings, agent feedback themes, digital metrics, comparable market movement, and a recommendation. No vanity metrics, no charts that flatter without informing a decision.
Post-close discretion
Where discretion is required, sale information is not publicised beyond what the MLS® requires. Editorial and social use of the property is agreed with the seller in advance and can be withheld indefinitely.
