We start with a brief, not a search
The first meeting produces a written brief in my words and yours: what the household actually needs, what is negotiable, the settings under consideration, the honest budget, and the timing constraints nobody enjoys admitting. It usually takes one careful conversation and it changes everything downstream.
Without it, viewings substitute activity for progress. With it, I can say no on your behalf to properties that would have cost you a Saturday and a small amount of optimism.
