20 questions to ask before you sign with
a Calgary luxury realtor.

A printable framework for sellers and buyers who want to compare advisors on evidence — licence, relevant experience, pricing, launch, privacy, negotiation, reporting and cancellation clauses. No "best / #1" language.

How to use this checklist

Bring the same list to every advisor you interview. Take short written notes on the answers — not just the tone. Compare afterwards, on paper, against your own priorities: price certainty, privacy, timeline, marketing depth, team coverage, or negotiation posture. Two advisors quoting a similar fee can propose very different work; the differences show up here, not in the pitch deck.

1. Licence and brokerage

  1. Which provincial regulator holds your licence, and can I verify it online today?
  2. Who is your brokerage of record, and how long have you been with them?

2. Relevant property experience

  1. How many properties in this neighbourhood, price band or property type have you personally represented in the last 24 months?
  2. What kinds of luxury properties do you decline to represent, and why?

3. Pricing evidence

  1. Show me the comparable set you would use for my property and how you filtered it.
  2. How do you handle thin comparables at the top end without over- or under-pricing?

4. Launch plan

  1. Walk me through the first 30 days if I list with you — sequence, milestones and vendors.
  2. Which photographer, videographer and copywriter would you bring, and who pays?

5. Privacy and exposure

  1. What are my options for a quiet-first, limited-exposure, or fully public launch?
  2. How do you handle addresses, interior detail and my identity if I want a lower profile?

6. Paid and organic distribution

  1. Which paid channels do you actually use for a property like mine, and at what budget?
  2. How do you use the PRPTY network — or your own network — and what does that look like in practice?

7. Showing feedback and negotiation

  1. How is showing feedback collected, filtered and reported to me?
  2. Who negotiates on my behalf — you personally, or a team member — and what is your process?

8. Reporting and team

  1. What reporting will I receive, at what cadence, and in what format?
  2. Who is on the team, what do they do, and who will I actually deal with day-to-day?

9. Referrals, conflicts and cancellation

  1. Are there any referral fees, dual-agency situations, or prior relationships I should know about?
  2. What are the exact cancellation and expiry terms in the listing or buyer agreement, and how are they invoked?

What to listen for

  • Specifics over slogans — named vendors, real numbers, actual sequences.
  • Willingness to put scope, fees and net-sheets in writing.
  • Honest handling of thin comparables and privacy trade-offs.
  • Clear ownership of negotiation, showings and reporting — not "the team will handle that".
  • Disclosure of any referral, dual-agency or prior-client situation.
