The latest official Calgary resale signal

As of August 1, 2026, CREB's latest published monthly release covers June. Calgary recorded 2,197 residential sales in June, nearly four per cent fewer than a year earlier and just below the long-term June average. CREB attributed much of the pullback to apartment-style homes and reported gains in the highest price ranges across most property types.

That combination matters. The broad market was not moving as one unit: higher-density supply was creating different conditions from the detached market. CREB reported limited detached-supply growth and record-high prices in some districts. None of those statements is a property-level valuation or a Calgary luxury price index.

Calgary's construction pipeline strengthened in June

CMHC's July 16 release shows Calgary's six-month housing-start trend at a seasonally adjusted annual rate of 23,023 units in June, 10 per cent above May. The single-detached component was 5,867 units, up one per cent, while all other housing types totalled 17,156 units, up 13 per cent.

This is a construction-flow measure for the Calgary metropolitan area. It includes housing well outside the luxury segment and should not be read as active resale inventory. Its value for luxury clients is contextual: a large pipeline can influence future choice, labour availability, rental conditions and competition among newer product, but it does not create a comparable for a bespoke estate.

The Alberta backdrop adds context, not a luxury conclusion

Statistics Canada's May building-permit release reported $1.0056 billion in seasonally adjusted residential permit value for Alberta. That was 0.7 per cent above April and 13.5 per cent below May 2025. The May figure was preliminary when published.

Permit values describe construction intentions across the province. They do not measure completed homes, Calgary-specific luxury demand or resale pricing. The responsible use is to understand the broader building environment while keeping any luxury decision anchored to the subject property, its direct competition and verified transaction evidence.

What this means for an August luxury decision

For detached luxury sellers, broad reports of rising housing supply are not enough to justify a pricing change. The useful question is whether genuinely substitutable homes have appeared in the same community, architectural tier and land category. For buyers, more high-density construction does not necessarily create leverage on a scarce inner-city estate or a well-serviced country property.

Dusko's August process remains address-first: define the property category, review relevant active competition, isolate credible sold evidence, test replacement cost and condition, then use the citywide and provincial indicators as context. This page is market intelligence, not a forecast or an appraisal.
