Local licensing is not a detail

Real estate in Canada is regulated province by province. A licence to trade real estate in Alberta does not, on its own, permit an advisor to represent buyers or sellers in British Columbia, Ontario, Quebec or anywhere else. Anyone claiming to personally represent luxury clients from coast to coast without addressing that licensing question deserves careful follow-up.

That is why the offering on this site is structured the way it is. Dusko Sremac is licensed to trade real estate in Alberta. Market-specific competence, not generic prestige

Luxury judgement is built at the level of a market and a property type, not at the level of a brand deck. An advisor with deep experience in Toronto midtown condominiums may not be the right lead on a Bearspaw estate; an Okanagan waterfront specialist is not automatically the right voice for a downtown Vancouver penthouse.

Test competence by asking about the specific asset you are considering. Which recent comparables would inform pricing? Who is the most likely buyer, and how would that buyer be reached? What are the diligence risks unique to this property type? Substantive answers signal genuine competence; broad reassurances do not.

Questions worth asking

You are not looking for confidential details. You are looking for reasoning.

  • Who is the most likely buyer and how do you reach them?
  • What could reduce value at resale in five to ten years?
  • How is confidentiality actually maintained during showings?
  • Who on your team handles what, and who answers after hours?
  • How is progress reported, and how often is strategy reviewed?

Confidentiality and access to your data

Luxury clients often care as much about privacy as about price. Ask how enquiries are qualified, how showings are controlled, how photography and floor plans are protected and how personal information is stored and shared.

A serious advisor should be able to describe their process without theatre. Access to sensitive information should be structured and documented, not casual.

Marketing that matches the property, not the agent

Marketing at the upper end should be evaluated on how well it serves the property, not on how it flatters the advisor. Photography, film, editorial writing, floor plans and distribution should reflect the home's actual story and reach the specific audience most likely to appreciate it.

Ask for examples relevant to your price band and property type. Look for genuine editorial craft rather than templated luxury language. And ask what the campaign does that a comparable public listing does not.

When a client's needs cross provincial lines — a Calgary seller moving to Vancouver Island, a Toronto buyer looking at Montreal, an executive relocating from abroad to Halifax — the right structure is usually a coordinated introduction to a locally licensed specialist rather than a single advisor pretending to represent every market.

Terms like top, elite, leading and number one are only meaningful when the scope, period and data source are specified. Ask for context. Third-party profiles, verifiable references and clear examples of past process are more useful than unsupported rankings.

The goal is not to find the loudest advisor. It is to find the advisor whose thinking you trust when the transaction becomes complicated.
