Springbank stretches west along the 1A and Springbank Road corridors, with straightforward highway access and the airport nearby. Bearspaw sits above the Bow River, with more topography, tree cover and — in parts — a more secluded feel. Neither is one thing: micro-locations within each community differ meaningfully.

Parcel sizes vary from two-acre estate lots to substantially larger holdings. Consider sight lines, prevailing wind, treed vs. open pasture, mountain-view corridors, and how future adjacent development could change any of them.
