Source period, method and limits

Source period: CREB September 2026; public archive reviewed November 1, 2026

Reviewed: 2026-11-01

Method: Interpretation of CREB's completed September 2026 City of Calgary and Regional monthly packages, cross-checked against its September media release. Measures remain at their published city, property-type or regional scope; no luxury-only index or transaction dataset is constructed.

  • No sold prices, property addresses, MLS identifiers or row-level records are published.
  • Citywide detached and apartment measures are not luxury-only statistics and cannot establish the value of a bespoke property.
  • Town-level regional figures do not describe surrounding rural municipalities or acreage-only activity.
  • No thin community or upper-price subgroup is reconstructed from the supplied private historical records.
  • The public CREB archive still listed September as its latest completed package at review time on November 1. October evidence will be used only after the official release is posted and verified.
01

September is the latest verified period, not an October estimate

This November briefing uses completed September evidence. CREB's public City and Regional report archive was checked on November 1 and still listed September as its latest month. Its release calendar places monthly packages on the first business day; a new calendar month alone is not evidence that a report has been released.

The practical reading is a split market rather than a single luxury headline. Citywide activity, a detached estate's substitutes and a penthouse's building-level competition answer different questions. None should be presented as a universal measure of Calgary luxury demand.

02

Citywide activity and detached homes tell different stories

The September City package reports 1,650 residential sales, 3,354 new listings and inventory of 6,486. Months of supply were 3.93. Sales were 3.85 per cent below September 2025, while inventory was 6.26 per cent lower. These are all-price Calgary residential totals, not a luxury sales series.

Detached sales reached 896, an increase of 4.43 per cent from the previous September. Detached inventory was 2,968 and months of supply were 3.31. The corresponding apartment measure was 5.29 months. This difference is useful context for separating property forms, not evidence that a specific estate will attract multiple offers.

  • Reference period: September 2026
  • Citywide sales: 1,650
  • Citywide months of supply: 3.93
  • Detached months of supply: 3.31
  • Apartment months of supply: 5.29
  • All figures retain their published citywide or property-type scope
03

For an estate seller, start with the buyer's real alternatives

A seller's competitive set should follow how the home is actually used. An established inner-city estate, a newer west-side home and a country property can share a budget while solving very different needs. Land usability, architecture, privacy, renovation evidence and daily travel can matter more to that comparison than a citywide activity label.

Before positioning a home, organise the evidence a buyer can verify: improvement scope, permit records where relevant, building-system information and the difference between cosmetic presentation and substantial work. A stronger detached headline is not a reason to assume a particular home's value has increased.

For buyers, define the non-negotiables before interpreting supply. A broader choice of apartments does not create more equivalent river-adjacent houses, and more detached listings do not necessarily create more suitable acreage servicing arrangements. The private shortlist is where those distinctions become actionable.

04

Okotoks and Cochrane are context, not interchangeable acreage markets

CREB's September regional commentary described Okotoks as relatively constrained at a little over two months of supply. Cochrane moved to approximately five months after listings exceeded sales more substantially. The same release described Airdrie at around four months. Those comparisons show why a single Calgary-region label can hide different local conditions.

These are town-market observations, not measures for Rural Okotoks, Foothills County, Bearspaw or Springbank. Country-property decisions require separate evidence for water, wastewater, access, title interests and permitted use. An acreage buyer should not apply a town's supply reading to a rural estate without checking the actual alternatives.

05

A useful luxury interpretation does not need a fabricated benchmark

CREB's typical-property measures and published price bands can provide context, but this briefing does not create an official luxury index from them. Nor does it use the private sold-history files to publish addresses, individual prices, identifiers or revealing combinations of characteristics.

The next conversation with Dusko can be specific without making the public page identifying: which ownership requirements matter, which locations fit, what documents deserve specialist review and how to compare genuine substitutes. 06

Revision history and the next completed release

Published November 1, 2026 after verification of CREB's September City and Regional packages and its September media release. The living observatory and source register were refreshed at the same time; earlier dated briefings remain available as historical context.

October statistics were not in the public report archive at this review. The next update will follow a verified completed release, with its own source period and review date. Preliminary daily activity will not be promoted into a completed monthly result.

Frequently asked

Questions clients ask

Why does the November 2026 briefing use September data?

September remained the latest completed CREB package linked in the public archive at the November 1 review. CREB schedules monthly packages for the first business day, so this page waits for the official October release rather than estimating it.

Did Calgary detached sales improve in September 2026?

CREB's City package reports 896 detached sales, 4.43 per cent more than September 2025. That is a citywide detached measure, not a luxury-only sales result or evidence about a particular home.

Can Okotoks or Cochrane supply statistics describe nearby acreages?

Not directly. Published town measures do not establish conditions for surrounding rural estates. Acreage comparisons need their own location, property-form and servicing review.

Does Dusko represent buyers outside Alberta?

Dusko provides direct real estate representation in Alberta. For other provinces, PRPTY coordinates introductions to appropriately licensed local agents.
