Mentorship & leadership

Mentoring agents throughout a career of
quiet, considered practice.

Throughout his career Dusko Sremac has mentored and collaborated with hundreds of agents on residential and luxury practice, marketing and operations — and continues to do so today. This is a mentorship and leadership resource, not a brokerage training programme and not regulated pre-licensing education.

Why this page exists

The luxury representation, editorial standards, marketing systems and PRPTY property network described elsewhere on this site were built with Dusko and informed by his direct work with agents at many stages of their careers. This page names that mentorship work honestly — as ongoing collaboration and practice-sharing — rather than as a title or a course.

Topics Dusko is comfortable being pressed on

Residential practice fundamentals

Time management, client cadence, honest pipeline hygiene, ethical objection handling, and the discipline of doing the un-glamorous work — CMAs, showings, follow-up — as well as one does the visible work.

Luxury representation

How luxury differs from the middle of the market: positioning before pricing, evidence over aspiration, editorial storytelling, privacy choices, agent-to-agent exposure, and the humility to say what a comparable does not support.

Marketing that is not a template

Copy that reads like a person wrote it. Photography and video briefed as a script, not a checklist. Distribution chosen by buyer profile. Reporting a seller can actually read. Rejecting reach claims that cannot be evidenced.

Operations behind a serious practice

CRM sanity, transaction coordination, vendor networks, brokerage compliance, listing and buyer paperwork, showing feedback capture, and how to keep discretion when a file demands it.

The PRPTY network as a case study

How a curated set of city, region and property-type portals is designed, edited, disclosed and kept honest — and how referrals are coordinated across provincial licensure boundaries.

Ethics and licensure

Where practitioner opinion ends and regulated advice begins. Alberta-only representation for Dusko personally; introductions and referrals for markets outside Alberta. What licensees can and cannot say publicly, and why editorial standards matter.

Working philosophy

  • Say only what the evidence supports. If a comparable does not exist, name that.
  • Position before pricing. Price before publishing. Publish only when the property is ready.
  • Respect the buyer's agent. Every serious luxury buyer has one; treat them well.
  • Do the un-glamorous work first — diligence, paperwork, coordination, follow-up.
  • Own mistakes on the record. Corrections are a professional strength, not a weakness.
  • No fabricated rankings, no exclusive-inventory theatre, no reach claims that cannot be shown.

What this is not

  • Not a brokerage. Dusko practises with Real Estate Partners at Real Broker; mentorship is separate from brokerage recruiting.
  • Not regulatory or pre-licensing education. That is delivered by RECA-approved providers in Alberta and equivalent regulators elsewhere.
  • Not a promise of production numbers. No agent's business is guaranteed by any mentor, and any such promise should be treated as a warning sign.
  • Not a paid course or funnel. This page is an honest description of how Dusko works with agents.

Licensing & scope

Dusko Sremac is licensed to trade real estate in Alberta only, with Real Estate Partners at Real Broker. Mentorship described here is peer practice sharing, not regulated real-estate education. Cross-provincial collaboration is coordinated through the PRPTY network — see referral disclosure.
